The few artists who fled abroad over the past year lived richly. In Moscow and the Moscow region, they left real estate, which they now really want to sell. Houses in the elite suburban villages of the Moscow region, apartments in the center of Moscow, these artists bought thanks to the frantic earnings in Russia. Now they have drawn up powers of attorney for close friends in the capital and dream of profitably selling their housing in the hope of earning millions. Will not work. We tell you why.

How did we know? for more than six months there were no buyers and even tenants for the houses and apartments of several artists at once. They cannot sell mansions in elite settlements near Moscow: Vera Brezhneva (a house of 700 square meters for 300 million rubles); Svetlana Loboda (1400 sq. m. for 600 million rubles) The apartment of Chulpan Khamatova with an area of ​​158 sq. m. is not for sale either. m in a house built in 1910 in the Patriarch’s Ponds area for 120 million rubles. Apartment of 120 sq. m worth 50 million rubles. Sophia Rotaru also has one in the center of Moscow – the singer stayed there when she flew to Russia to work. Brezhnev, Loboda, Rotaru are citizens of Ukraine. Khamatova is a Russian citizen and has a residence permit in Latvia. These artists also have something in common – they “distinguished themselves” with Russophobic statements. For which they deserved harsh criticism from their Russian listeners and viewers (now these artists are not listened to or watched). And they don’t even buy housing. Buyers refuse deals when they find out whose mansions they are trying to sell by proxy.

Real Estate Expert Dmitry Kudryavtsev tells KP.RU about these and similar stellar mansions and apartments: “Real estate prices in expensive and prestigious settlements of the Moscow region can vary from 30 million to 1 billion rubles (depending on direction, area, infrastructure, etc.). The most expensive directions are Novorizhskoye and Rublevo-Uspenskoe highways. For ideological and objective reasons, the objects of the fugitives often hang up, even being sold at a big discount. Especially if it is the property of a famous person. Consumer sentiment in society is often adjusted in accordance with the political situation, which imposes a certain negative on some real estate objects – people do not like these fugitives, which affects the liquidity of the object, sometimes fatally. Actually, as well as vice versa, the house of a respected person will be in greater demand and, due to the reputation, can be sold with a greater added value. There are no prerequisites for rising prices in the market of suburban elite real estate and business class real estate. Under certain conditions, prices will remain stable, and demand will be at a low level, which will intensify the struggle for the buyer, and here there are two factors – either quality or cost competition. Which will invariably lead to lower prices in this market segment.”

The legislation allows Khamatova’s property to be sold without being present at the transaction, with the help of several options – since she is a Russian citizen. You can appoint a representative by proxy and using electronic registration through Rosreestr. And citizens of unfriendly countries will have difficulties in making transactions: in order to sell housing in Russia, they need to obtain permission from the Government Commission for Control over Foreign Investments in the Russian Federation. And there are no restrictions on appointing a trusted representative in relation to oneself to be present at the transaction. But finding a buyer who will take such an expensive “goods” from such a dubious seller is almost impossible.
